Property owners
Send the address. Get a straight answer.
We tell you what your unit is legally allowed to run before we tell you what we would charge to run it. The review is free, it takes one form, and if it is not a fit we say so.
- Eligibility before revenue, every time
- No obligation and no cost to find out
- One point of contact from the first reply
What could it bring in?
A starting range while you are here. The review replaces it with a real number for your actual unit.
$0 to $0
About $0 a month, averaged across the year
Assumes a mid-term basis, because a unit you do not live in generally cannot run nightly in Toronto.
Placeholder figures. Every number here needs client sign-off before launchGross, before costs, and before we have seen the unit. Two identical floor plans in the same building can differ by a wide margin on furnishing alone.
01 · The sequence
Five steps, and you are involved in two of them.
You do not get started until step four, and nothing is owed if you stop before it.
You send the address
The form below. Five short sections, and the property details matter more than the personal ones.
We check what it can run
The condominium declaration, the building’s own rules, and where the unit sits with the city. You get the models it qualifies for and the mix we would recommend.
We come and look at it
A walk through the unit before anything is written. What is there, what is worn, and what a guest notices on the first evening.
You read the plan
Model, commercial terms, scope, what stays with you, the fee and the term. One document, and nothing gets started until you have asked whatever you want to ask.
We take it from here
Photography, listing build, rates set, live across the channels. After that it runs, and one written statement arrives each month.
02 · Commercial terms
Two ways to be paid.
You do not have to decide now. The application asks which one interests you, and “not sure” is the most common answer.
Fixed Income Model
Also called guaranteed rent. We pay you a set monthly amount for the use of the unit.
A set amount, every month
The 1st of every month
365 days a year, whether or not the unit is occupied
None
Agreed per property. Included or billed back, depending on the arrangement.
Not included
One year
The licence is yours. We tell you what is needed and guide you through it.
Commission Management
We run the unit and take a share of what it earns. You keep the rest, and you see all of it.
Your share of what the unit earns
Direct deposit, the first business day of the month
Actual bookings
A one-time onboarding fee. Quoted at the review
Agreed per property. Included or billed back, depending on the arrangement.
Included. Reservations, occupancy, performance and statements
Agreed at the review
The licence is yours. We tell you what is needed and guide you through it.
03 · Before you start
What you will need to hand.
None of it is required to submit. If you do not have something, say so in the form and we will find it with you.
The full address, including the unit number. The unit number matters: rules can differ by floor or by stack within one building
Bedrooms, bathrooms and rough square footage. An estimate is fine
Your condominium declaration and rules, if you have them. Optional, we can pull these
Your City of Toronto STR registration number, if you hold one. Optional
Whether the unit is tenanted, and when it could be available
What is furnished and what is not. Partially furnished is a normal answer
Any outstanding maintenance you know about. Telling us now is cheaper than us finding it at the site visit
Parking, and whether it comes with the unit. It changes what the unit can charge
We do not ask for financials, ownership documents or identification through this form, and we never will. Anything of that kind happens later, in person, once you have decided to get started.
04 · The application
Five short sections. About four minutes.
The property answers are the ones that matter. Everything else is so we know who to reply to.
Goes to info@guestpoint.ca and nowhere else.
Your property is listed and kept in sync across every channel that matters. One calendar, one set of rates, no double bookings.
Listed and synced on
05 · Before you submit
What happens after you send it.
01 Is this a sales call in disguise?
No. The first reply is a written answer about what your unit can run. If the answer is that we are not the right manager for it, that is what you will get, and there is no cost either way. We would rather lose an hour than take on a unit that was never going to work.
02 How quickly will I hear back?
One of us reads it and replies personally rather than sending an automatic acknowledgement. If it has been longer than you expected, email info@guestpoint.ca directly and it will be picked up.
03 Am I committing to anything by submitting?
Nothing at all. The review is free, and nothing is decided until step four. You can stop at any point before you get started and owe nothing.
04 What if I do not know some of the answers?
Leave them. Only the address, your contact details and the eligibility questions are required, and “not sure” is an option on the ones that matter most. Most owners have never read their condominium declaration, which is precisely why checking it is our job rather than yours.
05 Do you take properties outside Toronto?
Toronto, the GTA and the Niagara region. If a property sits outside where we can service it properly, we will say so rather than take it on badly and run it from a distance.
06 What happens to my details?
They go to joades@guestpoint.ca and nowhere else. No CRM, no marketing platform, no third party, and nothing is passed to an analytics tool. The privacy policy sets out what is kept, for how long, and how to have it deleted.
