Before anything is written down we walk the unit. What is there, what is worn, what a guest notices on the first evening, and what the building is going to be like to work in: the loading bay, the lift booking, whether the concierge will hold a key.
You get the list either way, including the parts that are cheap to fix, the parts worth spending on, and the parts we would leave exactly as they are. Owners routinely over-furnish the wrong rooms and under-furnish the kitchen.
