For agents and referrers

Send us the owner. Keep the client.

Your client bought an investment condominium and now needs it run. Refer them to us and the relationship stays yours, including the listing when they sell.

01 · The premise

Most referral programs quietly take the client.

You introduce an owner, the manager onboards them, and eighteen months later the manager is the one they call about selling.

01

The client stays yours

We manage the unit. We do not list property, we do not hold a brokerage licence, and we are not going to be the person they call when they sell. That is structural rather than a promise.

02

You hear what we found

The eligibility review tells you what your client’s unit can legally run. That is useful to you whether or not they sign with us, and it is often useful before they buy.

03

A referred owner is a returning client

An investment condominium that runs well gets bought again. An owner fighting with a bad manager sells and leaves the asset class, and you lose the second transaction as well as the first.

02 · What partners get

Six things, and none of them is a welcome pack.

Pre-purchase eligibility checks

Send us an address your client is considering and we will tell you what it could run before they make an offer. No charge, and no expectation that they become a client.

A written answer you can forward

What the unit qualifies for, in writing, addressed in a way you can send straight to your client without rewriting it.

One contact, not a portal

The same person handles your referrals every time. There is no partner dashboard to log into, because a dashboard is a product and this is a working relationship.

Referral compensation

Structure and amounts to be confirmed. See the tier table below.

Access to the trade network

Whether partners can use our cleaning and maintenance contacts for their own listings is undecided. It is the benefit agents ask for most.

What the unit actually did

With the owner’s consent, the performance of a unit you referred. Useful evidence next time you are telling a buyer what a building can do.

03 · The tiers

Four tiers. You move up by sending good units.

Your tier reflects the units you have actually brought across and how they have been to work with, rather than the number of introductions you have made.

01

Referring agent

Best for

An agent who wants to pass a client on without taking on anything ongoing

Qualification

Up to two units brought across, or the occasional introduction

Compensation

A one-time payment per owner who signs, on an agreed schedule

Field service

None asked of you

Admin benefit

Pre-purchase eligibility checks, no limit

02

Growth partner

Best for

An agent sending repeat business who does not mind helping out locally now and then

Qualification

Three to nine units brought across, onboarded and in good standing

Compensation

A share of the management fees we collect on the accounts you introduced, for the first year

Field service

Occasional agreed local help: a drive-by, letting a trade in, a look at a unit

Admin benefit

A named contact, and priority on eligibility checks

03

Portfolio partner

Best for

An agent who is reliably growing the portfolio and is easy to deal with while doing it

Qualification

Ten to twenty-four units brought across, with consistent responsiveness

Compensation

A larger share of collected management fees for the first year, with a renewal share possible in writing

Field service

Regular agreed local capacity expected

Admin benefit

Priority throughout, preferred rates on anything paid, and co-branding

04
Top tier

Market partner

Best for

A partner materially growing Guest Point in an area, who wants infrastructure rather than a cheque

Qualification

Twenty-five units and up, or an exception agreed directly

Compensation

The highest share of collected management fees for the first year, with an ongoing renewal share possible in writing

Field service

Dependable agreed local capacity expected

Admin benefit

Back-office support included at no monthly charge. See below

These terms are borrowed, and they are not final. The tier structure, the unit bands and the compensation shape are modelled on an existing programme at the client’s instruction, as a placeholder. Nothing on this page is an offer, and the figures behind it are not Guest Point’s own yet. The unit bands in particular are set for a much larger portfolio and need scaling before this publishes. Borrowed structure, pending Jason’s own terms

04 · At the top tier

Support that is included, not invoiced.

Market partners get a bundle of administrative help folded into the relationship rather than billed monthly. It is the part of the programme that changes how an agent works rather than just what they earn.

Inbox and email organisation. Kept on top of rather than left to pile up

Calendar and appointment coordination. Including the rescheduling nobody wants to do

Lead response. Answered promptly, to a script you have approved

File organisation and document routing. Findable six months later

Task tracking and follow-up. Across whatever workflows you hand over

Routine client communication. Confirmations and check-ins drafted for you

Viewing coordination. Scheduling and the chasing that follows it

Day-to-day administrative cover. The work that eats a producing agent’s week

This covers standard recurring work. Anything unusual or project-sized is quoted separately, and Guest Point does not currently operate this function – it would be built for the programme.

Your property is listed and kept in sync across every channel that matters. One calendar, one set of rates, no double bookings.

05 · Field service

Work in the field is paid separately.

If you do something for us beyond making an introduction, it is paid on its own schedule. That keeps the recurring share clean and stops it quietly absorbing your time.

Field work is always optional. Tier 01 asks nothing of you in the field at all, and no tier requires you to take a task you do not want.

06 · Moving up

How you move between tiers.

1

Referrals that convert

Counted on units that come across and stay, not introductions made. Thresholds to be confirmed.

Reviewed quarterly
2

Units that stay

A referral that is still managed a year later counts for considerably more than one that left in month three. Fit is what we are actually measuring.

The real signal
3

You can move down too

Whether tiers lapse without activity is to be confirmed. A programme where nobody ever drops a tier is a programme where the tiers mean nothing.
