A good share of our owners are not in Toronto, and several are not in Canada. Distance changes what you need from a manager, and it changes what you should be checking before you pick one.
Four things that matter more when you cannot drive over.
01
Somebody attends
The single thing a remote owner cannot substitute. When the lock fails or the fridge stops, the question is not who to email, it is who is standing in the unit within the hour.
02
You can check on it any time
Every turnover is documented with photographs from the cleaning team. We do not send them to you each time, because most owners do not want a monthly album, but they are on file and a virtual status check is yours whenever you ask for one.
03
Time zones
Guest issues get handled on Toronto time whether or not you are awake. You are not the escalation point, which matters more when being the escalation point means three in the morning.
04
One accountable person
Not a rota and not a shared inbox. The same person each time, so context does not have to be rebuilt from scratch on every exchange.
02 · What is included
What "virtual" actually means here.
One offer, and it is the full one. Virtual property management here means everything on the services page, with the reporting and access built for somebody who cannot visit. We do not run a cheaper remote-only version where you arrange the cleaning and the trades yourself.
01
We do the physical work
Cleaning, turnovers and maintenance are ours, through our own vetted network. That is the part that actually goes wrong, and handing it back to an owner who is not in the country is how a unit quietly deteriorates.
02
It is not a separate price
A remote owner is on the same terms as a local one. Distance changes the reporting and the access, not the scope and not the fee.
03
You are not coordinating anyone
No local contact to appoint, no contractor list to keep, and nobody for you to chase from another time zone. One point of contact, and it is us.
The reasoning, plainly: if nobody can attend the unit, most of what makes management worth paying for is missing. We would rather not sell a cheaper version that fails in month three.
03 · Today
What a remote owner gets right now.
All of it standard, and none of it priced as an extra.
The owner portal
On commission management, your own login. Reservations, the occupancy calendar, performance and revenue reports, from wherever you are. What it looks like.
Status checks on request
Ask and you get a current picture of the unit rather than a reassurance. Turnovers are documented as they happen, so the answer does not depend on somebody making a special trip.
One statement a month
Reservations, gross revenue, fees, expenses and the net paid to you. One payment from us rather than four deposits from four platforms to reconcile across a time zone.
The one next step
Want it fully hands-off?
You do not have to be far away to want nothing to do with the day to day. Send the address and the review comes back in writing, which is the right format whether you are across town or across an ocean.
