Photography, listing build, rates set, live across the channels. After that it runs, and one written statement arrives each month.

03 · Before you start

What you will need to hand.

None of it is required to submit. If you do not have something, say so in the form and we will find it with you.

The full address, including the unit number. The unit number matters: rules can differ by floor or by stack within one building

Bedrooms, bathrooms and rough square footage. An estimate is fine

Your condominium declaration and rules, if you have them. Optional, we can pull these

Your City of Toronto STR registration number, if you hold one. Optional

Whether the unit is tenanted, and when it could be available

What is furnished and what is not. Partially furnished is a normal answer

Any outstanding maintenance you know about. Telling us now is cheaper than us finding it at the site visit

Parking, and whether it comes with the unit. It changes what the unit can charge

We do not ask for financials, ownership documents or identification through this form, and we never will. Anything of that kind happens later, in person, once there is an agreement to sign.

04 · The application

The property answers are the ones that matter. Everything else is so we know who to reply to.

Not sure is a genuinely useful answer here. Checking the declaration is part of the review and it is the single most common thing owners have never read.

05 · Before you submit

What happens after you send it.

No. The first reply is a written answer about what your unit can run. If the answer is that we are not the right manager for it, that is what you will get, and there is no cost either way. We would rather lose an hour than take on a unit that was never going to work.

One of us reads it and replies personally rather than sending an automatic acknowledgement. If it has been longer than you expected, email joades@guestpoint.ca directly and it will be picked up.

Nothing at all. The review is free and there is no agreement in front of you until step four. You can stop at any point before you get started and owe nothing.

Leave them. Only the address, your contact details and the eligibility questions are required, and “not sure” is an option on the ones that matter most. Most owners have never read their condominium declaration, which is precisely why checking it is our job rather than yours.

Toronto, the GTA and the Niagara region. If a property sits outside where we can service it properly, we will say so rather than take it on badly and run it from a distance.

They go to joades@guestpoint.ca and nowhere else. No CRM, no marketing platform, no third party, and nothing is passed to an analytics tool. The privacy policy sets out what is kept, for how long, and how to have it deleted.
